This is an opportunity to develop the site into a development that links the two masterplans for Houghton Regis North. Left undeveloped, this areas of land will remain inaccessible, creating a barrier between the two developments.
With access across the developments by new footpaths and cycle links, The Gates will provide a much needed green corridor to help knit the whole of Houghton Regis North together.
The development will be accessed via a priority junction on Bedford Road. As part of the wider proposals, Bedford Road will become a local road rather than a thoroughfare, ensuring traffic impact will be minimal.
Creating a sustainable drainage system – As ground conditions are not suitable for infiltration our proposals incorporate attenuation areas throughout the green space. These could also act as ecological features throughout the development.
Extensive landscaping throughout the development – there are a number of good quality, mature trees in and next to our site. These will be retained where possible and we will also plant additional trees, in particular along the eastern boundary with Chiltern Way.
